Financial Information

The Comanche Trace Ranch Community Association is responsible for maintaining and improving the common areas of the community.  The Association is governed by seven directors, three elected by the homeowners and four appointed by the developer.  As of December 31, 2022 the Association reported total fund balances of $683,000 and available cash of $404,000.  An annual operating budget is prepared and published for members to review prior to the start of each fiscal year.
Annual assessment for 2023 is $815 per lot payable in January.  The annual assessment is set at a level to exceed the operating costs and allow the Association to increase reserve funds to ensure that funds will be available to repair and improve the Association’s assets when needed without the need for special assessments.  In total, the Association has $521,000 in reserve for excess operating expenses, property enhancements, capital reserve and replacement and new capital projects as of December 31, 2022.  The Association has never issued a special assessment.
The Annual Financial Report is compiled by a Certified Public Accounting firm hired by the Board. It is published on our web site.
